What is a 30-yard roll-off dumpster?

The 30-yard is our largest roll-off — the demolition and commercial workhorse. Dimensions: 22 feet long, 8 feet wide, and 6 feet tall, open-top with a swing-door for walk-in loading. Thirty cubic yards holds roughly 9 full-size pickup truck loads of debris, making this the right choice when a 25-yard would mean a second haul.

The 30-yard is what we deliver for teardowns, full commercial cleanouts, and multi-family property turnovers. The taller 6-foot side walls add real capacity over a 25, and the extra two feet of length opens up the walk-in loading angle. If your job is borderline between a 25 and a 30, the 30 is usually the right insurance pick — the price difference is small enough that avoiding a second haul wins.

Common 30-yard projects in the DMV

  • Full demolitions. Detached garage teardowns, deck removals, in-ground pool demos (lighter materials only), shed and outbuilding teardowns. The default for any structure coming down.
  • Commercial construction and tenant fit-outs. Restaurant build-outs, retail-space turn-overs, office demos, medical-office reconfigures. Commercial accounts welcome — ask about billing.
  • Bulk-volume light-material hauls. Drywall scrap from a multi-unit build, cardboard and packaging from a warehouse cleanout, foam and pallet waste from a fulfillment operation.
  • Multi-family cleanouts and evictions. Apartment-building turn-overs after a lease ends, condo-association common-area cleanups, eviction debris hauls.
  • Estate and hoarder property cleanouts. The largest single-family cleanout jobs where decades of accumulation fill a whole 30 with room to spare.

How much weight can a 30-yard hold?

Every 30-yard rental includes a 3-ton (6,000 lb) tonnage allowance; excess weight is billed at $105 per additional ton over the allowance. For most light-material commercial and demolition projects, 3 tons is plenty — drywall, framing, packaging, and furniture rarely push the weight limit. For heavy-debris projects (concrete, roofing tear-offs over 50 squares, brick, dirt), we quote a separate heavy-debris line because volume isn't the constraint, weight is. Note that heavy aggregates like dirt, concrete, and asphalt only come in our 10-, 15-, and 20-yard containers.

Where will the 30-yard fit on my property?

The 30-yard is the largest roll-off we deliver, and it needs commercial or generous-driveway placement. At 22 feet long and 6 feet tall, this isn't a residential-driveway container in most cases:

  • Active construction sites. The most common placement. Plenty of room for the truck swing on drop and pull.
  • Commercial parking lots. Easy if there's room for the 30-ft truck swing arc. Send a satellite-image link and we'll confirm.
  • Long, level driveways (28+ ft). Possible on large residential lots. Measure twice and clear overhead obstructions (low branches, power lines).
  • Public street (with permit). Standard for urban infill projects. We pass permit fees through at cost and can advise on the right office.

If you're not sure a 30 will fit, send us a photo of the placement spot and we'll review it before quoting. Sometimes the right answer is two 20-yards instead of one 30 — we'd rather tell you that at the quote than at the curb.

Only on larger lots. The 30 is 22 ft long and needs at least 26–28 ft of clear placement length. Most residential drops happen on active construction sites, commercial lots, or in the public right-of-way with a permit. Send us a placement photo and we'll spec it.
What's the difference between a 25 and a 30?
Capacity: 30 vs 25 cubic yards (~1.5 more pickup loads). Height: 6 ft vs 5 ft side walls. Length: 22 ft vs 20 ft. Weight: 3 tons vs 2 tons included. Price gap is small — if your project is borderline, the 30 is usually the smarter insurance pick to avoid a second haul.
Can the 30-yard handle full demolition?
